AcreFlow Deals is a real estate investment and land acquisition company. We contact property owners to inquire about purchasing vacant land or real estate properties. Any communication from us, including automated marketing messages, text messages, or phone calls, is strictly intended to evaluate properties for potential purchase offers.
2. Wholesaling Disclosure
AcreFlow Deals acquires equitable interest in properties through purchase contracts. We do not act as a real estate broker or agent and do not represent buyers or sellers in a licensed capacity. Our business model involves entering into purchase agreements with property owners and assigning or transferring those contracts to third-party buyers. This activity is conducted in compliance with Florida law.
3. SMS/Text Messaging and AI-Voice Communication Consent
By providing your mobile phone number on our website forms and checking the explicit consent box, you expressly agree to receive automated and manual SMS/text messages, as well as automated phone calls and artificial or AI-voice communications from AcreFlow Deals. Messages and calls may include property inquiries, qualification questions, offer updates, and appointment reminders. Providing consent is not a requirement to sell your property to us; it is entirely voluntary. Message and data rates may apply depending on your mobile carrier network. Message and call frequency varies based on your engagement and the status of your property evaluation.
4. SMS Opt-Out and Help (TCPA & FTSA Compliance)
We strictly respect your preferences and operate in complete compliance with the Telephone Consumer Protection Act (TCPA) and the Florida Telephone Solicitation Act (FTSA).
How to Opt-Out (SMS): You can cancel the SMS service at any time. Just text "STOP", "UNSUBSCRIBE", "QUIT", or "NO" in reply to any text message you receive from us. After sending "STOP", we will confirm your unsubscription and you will no longer receive SMS messages from us. How to Opt-Out (Voice/AI Calls): If you receive a phone call from our AI assistant, you can opt-out at any time during the conversation by verbally stating "STOP", "DO NOT CALL", "REMOVE ME", or any similar clear request. 5. Non-Binding Nature of Offers
Any offer or expression of interest communicated by AcreFlow Deals, whether verbal, written, or electronic, is non-binding until a fully executed written purchase agreement is signed by both parties. Submission of your property information does not constitute an accepted offer or create any contractual obligation on either party.
6. Accuracy of Information
You agree to provide accurate and truthful information about yourself and your property. AcreFlow Deals is not responsible for errors resulting from inaccurate information provided by the user.
7. Indemnification
You agree to indemnify and hold harmless AcreFlow Deals LLC, its members, agents, and representatives from any claims, damages, losses, or expenses — including reasonable legal fees — arising out of your use of this website, submission of inaccurate property information, or violation of these Terms.
8. Limitation of Liability
AcreFlow Deals and all mobile carriers — including AT&T, Verizon, T-Mobile, and Sprint — are not liable for delayed or undelivered messages. AcreFlow Deals is not responsible for any financial loss, missed opportunities, or damages resulting from communications that are delayed, blocked by carriers, or not received.
9. Dispute Resolution and Arbitration
Any dispute arising out of or relating to these Terms or your use of this website shall be resolved through binding arbitration in Orange County, Florida, in accordance with the rules of the American Arbitration Association. You waive your right to a jury trial or to participate in a class action lawsuit. Nothing in this clause prevents either party from seeking injunctive relief in a court of competent jurisdiction.
10. Severability
If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
11. Governing Law
These Terms are governed by the laws of the State of Florida, without regard to its conflict of law principles.
12. Modifications to Terms
